CREIA Standard Residential Contract
The CREIA Standards Residential Contract was recently reviewed by an attorney and CREIA insurance providers. The following minor changes in red text have been added. The updated contract is available in Member Documents posted in the Member Center.
ENVIRONMENTAL CONDITIONS: Client agrees what is being contracted for is a building inspection and not an environmental evaluation. The inspection is not intended to detect, identify, or disclose any health or environmental conditions regarding this building or property, including, but not limited to: the presence of asbestos, radon, lead, urea- formaldehyde, fungi, molds, mildew, feces, urine, PCBs, Chinese drywall, vermin or pests or other toxic, reactive, combustible, or corrosive contaminants, materials, or substances in the water, air, soil, or building materials. The Inspector is not liable for injury, health risks, or damage caused or contributed to by these conditions.
ARBITRATION: Any dispute concerning the interpretation or enforcement of this Agreement, the inspection, the inspection report, or any other dispute arising out of this relationship, shall be resolved between the parties by binding arbitration conducted in accordance with California Law and the Federal Arbitration Act, except that the parties shall select an arbitrator who is familiar with the real estate profession. The parties agree that they shall be entitled to discovery procedures within the discretion of the arbitrator. The arbitrator shall manage and hear the case applying the laws of the State of California to all issues submitted in the arbitration proceeding. The award of the arbitrator shall be final, and a judgment may be entered on it by any court having jurisdiction. Any disputes are to be arbitrated by:
Construction Dispute Resolution Services, LLC, Resolute Systems, or other comparable entity.

Mentors and why they are important:
Most of you received some kind of support on your journey to certification. Your mentor(s) likely understood your struggles to prepare and pass the examinations, locate someone with whom to do ride-a-longs, as well as the necessary time investment. They provided encouragement, offered tips, and sage business advice.
Your mentor understood the challenges you faced when new to the field, and probably pushed you through when you otherwise felt discouraged.
One Associate member recently said, "Having a mentor that challenges me and helps keep me accountable, gets me out of my comfort zone. I know I'll be a better inspector because of it."
CREIA will be assisting new Associate Members in locating a Mentor. The role of a mentor is simple; make contact with the Associate, check in periodically with them, and be available to communicate with the Associate and offer guidance or direction, whether in person, by email or telephone. Mentoring can be as simple as helping the new CREIA member find the right person or educational resource to assist them in their path to success and to becoming a CCI.
We hope that CREIA's CCI and MCI members will accept this important duty and allow us to pair you with a new CREIA member. Please take a minute to complete this survey.
Thanks in advance for your participation.
Please complete and submit your answers as soon as possible if you have not already.
Run for the CREIA Board of Directors!

CREIA Board Nominations and Elections have arrived. We would like to ask you to please respond with your self-nomination or a suggested nominee (with permission please). CREIA will create a ballot slate for the 2017/2018 term.
The nominee must be a CCI or MCI in good standing within CREIA. Please forward nominations to CREIA Staff at [email protected]. Please respond on or before Friday, March 3, 2017. Questions? Contact Dave Pace, MCI, CREIA Nominations Chair at [email protected].
It's Award Season

Winners will be announced during CREIA's 2017 Annual Conference at the Annual Business Meeting and Awards Presentation and Lunch on Saturday, May 6, 2017.
Click here to view the CREIA Awards page on the CREIA Website.
JOHN DALY AWARD:
Eligibility: Any voting member of CREIA.
Selection criteria: The John Daly Award is CREIA's most prestigious recognition. The award recognizes longstanding commitment, contribution, and leadership by an outstanding individual who is a long-time, quality contributor to CREIA and the real estate inspection profession. The recipient is selected by past recipients of the John Daly Award.
Background: John Daly was the first president of CREIA and was one of the first inspectors in the state to be active in legislative issues. He was recognized for his wisdom, leadership, and his integrity. He always brought out the best in others. John Daly was a Los Angeles city building inspector for 20 years before founding his business, Certified Home Inspectors. He and his wife Kay raised 5 children. Even after he contracted his illness, John still worked on CREIA projects. Near the end, he was still giving words of encouragement to those with whom he spoke. John was 66 years old when he passed away in August 1988. Each year, the California Real Estate Inspection Association presents its most prestigious token of recognition, the John Daly Award, in appreciation of longstanding commitment, contribution, and leadership to an outstanding individual who is a long-time, quality contributor to CREIA and the real estate inspection profession.
JERRY MCCARTHY INSPECTOR FELLOW AWARD:
Eligibility: Any individual, including individuals who are not members of CREIA.
Selection criteria: A person who has provided outstanding service to CREIA for 10 or more years. The award recognizes longstanding quality commitment, contribution, and leadership to CREIA and the real estate inspection profession. The recipient is selected by 2/3 vote of the Board. Recipients of the Jerry McCarthy Inspector Fellow Award who are CREIA inspector members receive a lifetime reduction in dues, as established by the Board.
BOB REEDS INSPECTOR OF THE YEAR AWARD:
Eligibility: Any "newer" CREIA inspector member.
Selection criteria: A "newer" CREIA inspector member who has excelled in recent years in contributing to CREIA and the real estate inspection profession. The recipient is selected by majority vote of the Board.
CHAPTER OF THE YEAR AWARD:
Eligibility: Any CREIA Chapter.
Selection criteria: This award honors a Chapter, which has excelled in programs and activities. The purpose of this award is to encourage growth of the Chapters, to recognize educational and outreach efforts, and to show appreciation for volunteer efforts at the Chapter level. All CREIA Chapters are considered and size of a Chapter is not a factor. The Chapter selected will receive an award, plus an appropriate gift to be determined by the Board. The recipient is selected by majority vote of the Board with the following factors being considered:
- Number of Chapter meetings held
- Pre-chapter meeting roundtable programs
- Chapter toolboxes held
- Volunteer at local REALTOR and consumer shows
- Ratio of Associates upgrading to CCI status
- Ratio of CCIs upgrading to MCI status
- Overall Chapter growth
- Chapter Newsletter

Press/PR/Marketing
CREIA's Marketing and PR Committee suggests click here to review the press release by Rick Hartmann, CCI, "CREIA Advises Home Sellers and Buyers to Know Fixture Water Flow Rates Mandated in California."
While the testing of rates is outside CREIA Standards of Practice, CREIA is in the process of branding flow rate bags, which CREIA inspectors can give to clients and prospective clients. More information will be coming soon.
